Sandhill Nantucket

On a beachfront site in Nantucket, this spectacular home was designed as a summer residence for a family with a deep appreciation for contemporary art and design. The goal was to create a place that felt equal parts gallery and home, where thoughtful architecture and custom furnishings support both everyday living and artistic expression. Moreover, the clients requested an ambitious amenities program for the site, which posed a number of challenges.

With a compact footprint and strict zoning regulations, the design team expanded downward rather than out. The result is a seemingly-modest 4,000 square foot residence with nearly 10,000 additional square feet of subterranean amenity and guest spaces. Nearly two-thirds of the home is located below ground, where a car showroom, spa, game room, media room, and guest suites are seamlessly integrated into the architecture. Natural light reaches these spaces through deep site cuts and light wells, preserving a sense of connection to the outdoors. The compound also features a 1,000 square foot guest house and pool cabana.

Above ground, the main house is calm and refined. Clean lines, concealed doors, curved soffits, and quiet reveals give the interiors a modern, tailored feel. Materials like marble and natural wood create warmth and texture, while custom millwork offers hidden storage throughout. The furnishings are a mix of curated pieces and bespoke designs, including a sculptural marbled salt desk, a spiral bench in the primary closet, and layered lighting.

The stair itself is one of the home’s defining architectural elements. It connects three floors and serves as both circulation and sculpture. Its minimal form is offset by the soft curve of the bench surrounding it, creating a moment of intimacy and quiet elegance within a highly functional space.

This is a home designed for both beauty and function. It is personal, immersive, and highly customized, with every element supporting a lifestyle centered around family.
