19th Place Residence

Family Home by The Warner Group Architects, Inc. in Manhattan Beach, CA

On a tiny 30’ x 40’ corner lot in Manhattan Beach, is a 2,000 square foot, 3-story modern glass house. Where modern houses in Manhattan Beach are a dime-a-dozen, The Warner Group Architects expand their contemporary language to produce a unique cutting-edge design. This is a house that appears to be made entirely of glass. The entire site is paved in Italian Travertine. On the ground floor, the garage is designed to display one of the most expensive exotic sports cars ever created: the Bugatti Veyron. Translucent glazing along the front façade brings in natural light while carefully placed recessed lighting highlights the car. Also on the ground floor is the entry, leading to a three-story open staircase surrounded by a unique glazing system consisting of insulated glass pieces called “Channel Glass”. The second floor consists of an open office space and the master suite, with views of the clients’ Italian villa across the street with the ocean beyond. As soon as you reach the third floor, it’s obvious why the living space is located here. A generous ceiling and immense views of the ocean through a wall of glass almost give a sense of being in a skyscraper as you look over the lower homes that separate this house from the beach. Pure, contemporary materials of wood, stone, and stainless steel finish the interior spaces. Being primarily glass, the house has a dramatic glow from the exterior during evening hours. To establish privacy, the walls facing the neighboring parcels are solid plaster, while translucent glass panels provide privacy at the façades facing the streets. This house strives to make a fresh modern statement in a cookie-cutter contemporary neighborhood.
